Getting There

The Arc Bondi Beach is located in a vibrant part of Bondi Beach nestled between Bondi and North Bondi. It's less than a 10-minute walk to Bondi Beach. Tamarama & Bronte beaches are close by and can be enjoyed via the famous Bondi to Bronte walk. Trains regularly depart from Bondi Junction into the CBD and The Arc Bondi Beach is a short bus ride from the station or a leisurely walk.

The Space

Once you step inside The Arc Bondi Beach, by Pinnacle Design Architects, you will see the serene Polished concrete floors and exposed brickwork deliver a sleek industrial feel with whole-floor living space featuring a streamlined Black Tempal entertainer's kitchen opening out to a travertine terrace and sparkling plunge pool finished with Black Russian mosaic tiles. The Arc Bondi Beach has modern interiors, contemporary furnishings and a timeless design. All four bedrooms are positioned on the upper level, the master with an ensuite, with internal access to a double lock-up garage plus additional driveway parking for guests.

The oven, cooktop, dishwasher are all Miele. The deep window seat within the kitchen allows for engagement with the outside or for privacy when the electronic blinds are lowered.

There is a laundry room in the lower level with a washing machine and dryer provided.

Designed as a rental property the storage in all bedrooms is ample. On the upper level there are 4 bedrooms, made up with beautiful sheets, one with ensuite and another shared bathroom with a bathtub.

The contemporary mix of rugs, art and furniture give this house a warm established feel.

Located a short stroll from iconic Bondi Beach and located on top of the hill, The Arc Bondi Beach is well ventilated with large sliding glass doors and windows which captures the wonderful sea breezes during the summer months, however, this is supplemented by ducted air conditioning should you require it. During winter the house is heated and will be on for when you arrive.

Designed as a rental the storage is plentiful. There are 4 large bedrooms (one with ensuite) each made up with pillows and beautiful linen sheets.

In the living room there is a Samsung smart TV with access to streaming services and a sound system that can be connected to your devices. That sits within a large custom-made cabinet.

Bathrooms

In one of the bathrooms (3) there is a bath and each bathroom comes with hand wash and body wash products. Guest beach towels are provided and stored in the cupboard in the laundry. The laundry with a washer and dryer are located on the bottom floor.

Guest access

Guests will be met at check in for a short orientation of the house. Keys and garage access will be provided at this time.

Interaction with Guests

There will always be someone available off-site but nearby during your stay, so if you have any questions regarding the house, a need for maintenance or local recommendations, please do not hesitate to get in touch.

The host will greet you on arrival and provide a short orientation, so you can get straight down to enjoying what is on offer at The Arc Bondi Beach and in Bondi. The Arc Bondi Beach comes with free WIFI throughout. This house can accommodate a larger family or small groups however The Arc Bondi Beach has a strict NO PARTY policy (bookings for buck's style events will NOT be accepted). It cannot be used as a location for photography without permission.

The remote-controlled garage door allows parking for 2 cars and plenty further storage if required.

🧹 Check-Out Guide

We appreciate you returning the home clean and tidy. Additional cleaning fees may apply if not returned in the same condition.

  • Clear all rubbish and empty all bins out the front — double bag if needed
  • Place all used towels and bath mats in the laundry room
  • Leave garage remotes on the office table downstairs
  • Leave all remotes in same location as found
  • Wash and put away all crockery and glassware
  • Remove all food from the refrigerator
  • Ensure all furniture is in its original location
  • Turn off all lights and electrical items
  • Leave vacuum fully charged in the laundry room
  • Ensure all doors are securely locked
🚪 Front Door & Security

The door lock automatically locks after 4 minutes. Press the Lock symbol and pull the door closed firmly — a blue tick and beeping sound confirm it's locked.

The garage door automatically closes every hour if left open. Garage remotes are on the office desk downstairs.

Alarm: Open the white “Bosch” panel next to the front door and press 1299 stay. Please do not adjust alarm settings.

Use the black remote on the brick wall next to the bookshelf. Press Back (↩) to return to main screen, Right Arrow to scroll channels, Up to open, Down to close.

❄️ Air Conditioning

Controlled via the white Daikin panel in the dining area. Press a zone number twice to enable/disable — green light means on. Auto turns off daily at 12pm.

  • Zone 4 — Bedrooms 3 & 4

During winter a gas heater is available in the living room — please turn off when leaving.

🏊 Pool

The pool is heated via solar panels. To turn on pool jets, use the top left switch against the kitchen glass facing the pool — turn off immediately after use.

Important: Only use the dedicated pool towels from the laundry room countertop. Chlorine can damage the main bath towels.

🔊 Audio

Connect to the home Wi-Fi and stream via Apple AirPlay. Please keep music considerate before 7am and after 10pm.

🧲 Laundry

Washing machine and dryer are in the basement laundry room. Detergent is under the laundry sink.

Washing Machine: Hold Power 2s to turn on → load clothes → add detergent to top-left drawer compartment → select cycle → press Start/Pause. Wait for door lock light to turn off before opening.

Dryer: Hold Power 2s → clean lint filter first → select program → Start/Pause. Remove lint from filter after every use.

✉ Mail

If any letters or parcels arrive that are not addressed to yourself, kindly place them on the office desk downstairs.

🚗 Parking
  • On-site: 1 car in garage · 1 in driveway · 1 car on the pathway leading to the driveway (please keep back wheels on the road and ensure you don’t block the footpath, as it could inconvenience pedestrians — council rangers issue fines for blocked footpaths)
  • Same side as house: Unlimited all-day street parking
  • Opposite side: 2-hour limit
🏖️ Walking to Bondi Beach

Quickest route: via the alleyway directly across the road. Reach the beach via Hall Street or Roscoe Street.

Sand rule: Shower at the outdoor shower (down the pathway) before coming inside. No sandy items inside. Surfboards must be stored down the pathway.

🛒 Local Shopping

Turn right out of the property, then left down Hall Street. Woolworths, IGA, Harris Farm, restaurants, bars and shops are along Bondi Beach on Hall Street and Campbell Parade. Westfield Bondi Junction is also nearby.

⚡ Power & Electricity

Main switchboard is in the pathway behind the TV outside the home. Go up the right alleyway beside the bins — silver electrical box. Open by the latch and ensure all switches are ON.

Orange light on a switch = power is OFF. Ensure the orange light is showing on the bottom-left switch at the front door (outside lights) each night.

🚤 White Noise

If noise from the neighbourhood disturbs your sleep, please feel free to use the white noise machines which can be found on the desk upstairs at the end of the hallway. Kindly return them to the same location at the end of your stay.

You can also find white noise on your iPhone: go to Settings → Accessibility → Audio/Visual → Background Sounds and turn ON.

🤐 Noise & Smoking

No noise after 10pm. Loud conversations must take place indoors — sound in the garden easily disturbs neighbours.

Strictly NO SMOKING inside, on balconies or around the pool. If you must smoke, please do so outside and across the road.

Terms & Conditions

Please read carefully before confirming your booking

Booking Conditions

This booking is subject to the following conditions. When a payment is made you are agreeing to our Terms and Conditions. Confirmation of the booking is acknowledgement of a binding agreement between the Guest and the Owner of the property.

Declaration & Agreement

By booking, you acknowledge that you are the guest named on the Booking Form, that you have read and understood these conditions, and that all information provided is true and correct. You agree that you are responsible for all charges due, and that you are over the age of 18.

Payment

Full payment is required to confirm a booking within 48 hours. The booking will be confirmed in writing within 7 days of receipt of payment. The payment is non-refundable. If outstanding balance is not received, the Owner reserves the right to cancel the booking.

Cleaning fee: $500 applied to all bookings. Credit card payments incur a 3% fee via Square. Bank transfers have no fee.

Security Bond

A refundable bond of $1,500 is payable by Mastercard or Visa for short stays. The bond may be higher for stays longer than two weeks, and longer stays may be subject to additional terms and conditions. The bond will be refunded to the guest's credit card or nominated bank account within 14 working days after check-out, provided there are no damages. The bond is due 30 days prior to arrival.

The bond covers additional costs including but not limited to: lost keys, breakage, theft, damage, excess cleaning, or undeclared extra guests. A breach of any Booking Condition may result in partial or full forfeiture of the security bond. Housekeeping services can be arranged during your stay at your own expense.

Number of Guests & Gatherings

Maximum 8 guests. Any change to guest numbers must be reported immediately. No parties or functions permitted. No commercial photography without prior arrangement.

All eligible guests must provide an electronic copy of their driver's licence (or other primary ID) immediately following booking confirmation.

Behaviour

Guests are obliged to behave in a manner that does not cause damage to the property, offence to neighbours, or additional charges to the owner. Complaints of excessive noise or unsociable behaviour constitute a breach and may result in eviction and/or forfeiture of the bond. Any costs arising from guest behaviour may be deducted from the security bond or charged to the authorised payment method.

Check-In / Check-Out Times

Check-in: 3:00 PM  ·  Check-out: 10:00 AM

These times can be flexible during low season, subject to approval. Late departure without prior approval may result in partial forfeiture of the security bond.

Key Collection

Keys or electronic access codes will be provided prior to or upon arrival. Please refer to your final arrival instructions for details.

Linen & Towels

All linen and bath towels are included — pillows, quilts, bed sheets, bath towels, bath mats and tea towels for the specified number of guests.

Cancellations & Insurance

Written notification more than 60 days in advance: consideration may be given to transferring the booking. Less than 60 days: the guest remains liable for the full rental amount whether or not the property is occupied.

Guests are strongly advised to take out comprehensive holiday and travel insurance. In the event The Arc must cancel for circumstances beyond our control, a full refund will be made.

Liability

No liability is accepted for any claim arising from problems or accidents at the property, or for any loss, personal injury or illness. All guests indemnify the owners against any responsibility or legal action arising both inside and outside the property, including the grounds and facilities.

No liability is accepted for power, gas or internet outages outside the owner's control — we will make reasonable efforts to restore services as quickly as possible through the relevant suppliers, and accept no liability for delays in repairs or maintenance while waiting on trades or suppliers. Any damage to the property must be reported to the host immediately.

Strictly No Smoking

NO SMOKING anywhere on the property — indoors, outdoors, on balconies or around the pool. Evidence of smoking will result in a $1,500 deduction from the security bond.

Noise

No loud noise is permitted after 10pm. No parties permitted. If police are called due to a noise disturbance, the security bond will be forfeited. Repeated complaints from neighbours, even where police are not called, may also result in partial or full forfeiture of the security bond.

Cleaning & Damages

Guests must leave the property clean and tidy at the end of their stay, including washing and putting away all dishes, glassware and cooking utensils, removing all food from the refrigerator, disposing of rubbish correctly, and cleaning the BBQ if used.

Additional cleaning fees may apply where the property is not left in this condition (for example, excessive rubbish, a dirty BBQ, or unwashed dishes), and may be deducted from the security bond or charged to the authorised payment method. Guests are responsible for the property and its contents from check-in until check-out. All damages or breakages must be reported immediately; missing or damaged items will be charged at the full replacement cost of the same brand or an equivalent item. The Arc is finished with costly materials.

Guest Responsibilities

Furniture must not be moved or rearranged without prior written approval, and indoor furniture or equipment must not be taken outside. The property must not be sub-leased or used for any illegal or commercial purpose without prior written approval. No sand inside — wash off at the outdoor shower before entering, and surfboards must be stored only in the designated outdoor area. No paper towels or flushable wipes in toilets — toilet paper only.

Please switch off air conditioning, lights and unnecessary electrical appliances when leaving the property, and never leave fires unattended. Guests are responsible for ensuring all doors and windows are securely locked whenever leaving the property, including making sure the front door is fully closed and locked, and may be liable for losses resulting from failure to secure the home. If staying on a Tuesday night, please place bins at the front of the driveway by the kerb; bins should be returned to their original spot on Wednesday morning once emptied.

The owner or authorised trades may access the property for urgent repairs, maintenance or inspections, with reasonable notice provided where practicable. Any breach of these house rules may result in partial or full forfeiture of the bond, plus liability for additional damages or loss of income.

Security cameras are installed at front door, garage, back gate and street — all recording. Smoke & carbon monoxide alarms are fitted throughout for guest safety.

Unused Services

Where the client chooses to cut short their stay or reduce the number of guests, a refund, credit or transfer is not available for any unused portion of the booking.

Lost Property

The Arc Bondi Beach does not accept liability for finding or returning lost property. Guests are responsible for checking they have all belongings before departure. A minimum charge plus the cost of retrieval, postage and packaging (payable in advance) will apply if lost property is to be returned.
